Written Cancellation Policy
**WINTER** (November-April): Reservations cancelled 22 or more days before arrival forfeit the $75 booking deposit and processing fee. Cancellations 21 - 8 days before arrival forfeit the $75 booking deposit, the processing fee and 1 night's lodging deposit. No refund for reservations cancelled 7 days or less before arrival. Changing properties is considered a cancellation and cancel fees will apply. If travel insurance was purchased, see "Travel Guard" information below. ~ **SUMMER** (May-October): Reservations cancelled 15 days or more before arrival forfeit the $25 booking deposit and processing fee. Cancellations 14 - 8 days before arrival forfeit the $25 booking deposit, the processing fee and 1 night's lodging deposit. No refund for reservations cancelled 7 days or less before arrival. Changing properties is considered a cancellation and cancel fees will apply. If travel insurance was purchased, see "Travel Guard" information below. ~

Balance of reservation cost is due 21 days before arrival. **SUMMER** (May-October): A $25 non-refundable booking deposit, 1 night's lodging, activities and the processing fee is due at time of booking. If travel insurance is booked, that is also due at time of booking. Balance of reservation cost is due 14 days before arrival.
