Written Cancellation Policy
**WINTER** (November-April): Reservations cancelled 22 or more days before arrival forfeit the $75 booking deposit and processing fee. Cancellations 21 - 8 days before arrival forfeit the $75 booking deposit, the processing fee and 1 night's lodging deposit. No refund for reservations cancelled 7 days or less before arrival. Changing properties is considered a cancellation and cancel fees will apply. If travel insurance was purchased, see "Travel Guard" information below. ~ **SUMMER** (May-October): Reservations cancelled 15 days or more before arrival forfeit the $25 booking deposit and processing fee. **WINTER** (November-April): A $75 non-refundable booking deposit, 1 night's lodging, activities and the processing fee is due at time of booking. If travel insurance is booked, that is also due at time of booking. Balance of reservation cost is due 21 days before arrival. **SUMMER** (May-October): A $25 non-refundable booking deposit, 1 night's lodging, activities and the processing fee is due at time of booking. If travel insurance is booked, that is also due at time of booking. Balance of reservation cost is due 14 days before arrival.

Please read carefully: 1. The property will be ready for occupancy at 4:00 PM local time on the beginning date of the rental and must be vacated by 10:00 AM local time on the ending date of the rental. 2. This is a NON SMOKING property. 3. Pets are only permitted in Pet Friendly Properties. $50 Non Refundable Pet Fee applies to all pets that are accompany you on your vacations. Guest must call 802-438-8077 within in 24 hours after booking the reservation to pay for the pet fee. 4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. 5. DAMAGE WAIVER FEE, DAMAGES AND MISSING ITEMS - A nonrefundable Damage Waiver Fee is required for all reservations. Manager requires a valid Visa, MasterCard or American Express number on file in addition to the Damage Waiver Fee. The Damage Waiver Fee is a nonrefundable Fee that relieves Guests of the cost for unintentional and accidental damage to the Rental Property and its contents, not to exceed the amount of coverage (up to $500.00 of unintentional damage). The Damage Waiver Fee does not cover intentional damage, theft, unauthorized entry into the owner's supply closet, unauthorized pets, extensive cleaning required at check-out, smoking, exceeding occupancy limits or parking limits, and any other charges/polices in Manager's Rental Terms and Conditions and Rental Agreement including any fines imposed on Manager by the City, County, State or Home Owner Association as the result of violation of any law, ordinance, rule or regulation or any fines or costs levied against Guest or visitors of Guest (Excess Damage Costs). Guest will be notified of any Excess Damage Costs in writing. Any Excess Damage Costs will also be charged immediately to the Guest's credit card. Guest, by agreeing below, assumes full responsibility for any items found to be missing and any damage due to misuse, negligence or action on Guest's or Guest's visitors part, except in the case of normal wear-and-tear reported to Manager within 48 hours of Check-in. 6. PAYMENT – CREDIT CARD AUTHORIZATION; I understand and consent to the use of the credit card provided without original signature on the charge slip, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after rented premises are vacated. Charges may include: unauthorized long distance telephone and satellite TV charges; damages beyond normal wear and tear; non-returned keys, & parking infractions. 7. CANCELLATIONS: Cancellations and early departures due to inclement weather do not warrant any refund of rent. 8. MAXIMUM OCCUPANCY- The maximum number of guests per property is limited to the amount listed that it sleeps. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods. 9 INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are include
